Smart meter integration
Octopus and n3rgy connections for live usage data direct from your smart meter. Replaces manual bill logging entirely. Enables live pricing alerts, usage spike notifications, cheaper provider suggestions, time of use optimisation.
Auto populate property data from public sources
Land Registry for ownership and sale history, Zoopla and Rightmove for valuation and local sold prices, council websites for council tax band, Environment Agency for flood risk, Ofcom for broadband.
Energy trend insights
As bill data accumulates over months, your actual spending trends feed into the diagnostic prompt for sharper advice. Less generic, more "your gas bill is 20% above what it should be for this fabric and this winter".
Suggested maintenance schedules by property type
The 17 UK essentials are the floor. Beyond that, tailored plans based on your property age, type, heating system, and EPC fabric. A 1930s solid wall semi gets different advice from a 2015 new build.
Seasonal contextual tips
Triggered by calendar and property profile. Autumn flags gutter clearing and draught proofing. Spring prompts garden prep. Winter reminds you about pipe lagging and condensate pipes.
Property transfer for moving
When you sell, the property data stays with the address for the next occupant if they choose Stead. Your personal data leaves with you. The house remembers.
Solicitor and tradesperson document sharing
Quick read only access to specific documents during conveyancing or repairs, with expiry on the share link.

Confirmation of service evidence pack
Documents that you served the required paperwork (How to Rent, energy rating, gas safety, electrical safety check, deposit info) on the right date with timestamped evidence. Many failed eviction cases turn on this paperwork.
Tax-ready rental profit and loss
Quarterly profit and loss summaries with one tap export into Hammock and FreeAgent. Stead doesn't try to be the recognised tax software itself — it feeds clean data into whatever you're using.
Section 24 tax optimiser and rental yield calculator
Restricted finance cost deduction impact, true return after tax band, voids, maintenance. Scenarios for incorporation and other optimisations.
Energy efficiency forecasting
Personalised "what improvements get you to band C before the proposed 2030 efficiency rules" estimate, with cost ranges from your existing energy rating recommendations.
Compliance reminders for safety duties
Gas safety annual, electrical safety check every five years, energy rating every ten years, smoke alarms tested at start of each tenancy, deposit protection within 30 days.

Stead is built solo, in evenings and weekends. The "Now" items are real and shipping. The "Soon" items are committed. Everything beyond that is direction, not promise.
