Features

Everything Stead does, in detail.

A complete tour of what's working today. Coming soon items are flagged. Nothing is faked.

Property setup

Your house knows itself before you've finished onboarding.

Most home apps ask you to type in everything. Stead works it out for you. Type your postcode, pick your address, and the app pulls your full Energy Performance Certificate from the gov.uk register and uses it to fill in your property profile.

  • Postcode auto search via Postcodes.io and Ideal Postcodes
  • Direct lookup against the gov.uk EPC open data API
  • Property type, built form, year, floor area, EPC band auto filled
  • Heating type, wall type, roof type, glazing all detected
  • Editable later from Account settings if anything's wrong

Property Report

Your EPC, but actually readable.

The gov.uk certificate is full of useful information buried in tables. Stead pulls it apart and shows you what's actually relevant. Annual costs current and potential, building fabric efficiency by component, recommended improvements with indicative costs, environmental impact, and a one tap link to the official certificate when you need it.

  • Rating ring with potential band shown alongside current
  • Annual costs broken down by heating, hot water, lighting
  • Energy performance breakdown across nine building features
  • Recommendations with cost, saving, and indicative effort
  • Real PDF of the official certificate, generated on demand
Maintenance

Tasks that recur the way real life does.

17 UK essential tasks preloaded out of the box. Add your own at any cycle from daily to yearly. Mark done and the next due date calculates from today, not from when you originally set the task.

Smart recurrence

Daily, weekly, fortnightly, monthly, quarterly, biannual, annual. Next due date calculates from when you actually did the task.

UK essentials preset

Boiler service, gas safety, electrical safety check, smoke alarms, gutter clearing, drain checks. The non glamorous stuff that catches you out.

Filter views

All, overdue, upcoming, done. See what needs doing now without scrolling past everything that's already sorted.

Tap to undo

Tick a task as done by mistake? Tap the green check again to revert. Lastdone date clears, status returns to active.

Rooms & appliances

An inventory the next owner will thank you for.

Add the rooms in your home from ten preset types, or roll your own. Per room, log the appliances, white goods, and fittings that matter. Brand, model, age, warranty status. The kind of thing nobody writes down until something breaks.

  • 10 room presets covering most UK homes
  • Per room appliance log with brand and model
  • Foundation for future floor plan view (in roadmap)
  • Stays with the property when occupants change

Documents

A vault that warns you before things expire.

Six categories: certificates, warranties, manuals, insurance, legal, receipts. Upload PDFs and images. Set expiry dates. Get amber warnings 30 days out and red ones when something's already lapsed. Files preview inline. Download to disk in one tap.

Upload and preview

PDFs and images. View modal shows image preview inline or file info card. No need to leave the app.

Expiry warnings

Amber 30 days out, red on the day. Categorical, not buried in a settings menu.

Download anywhere

Cross origin safe blob download. Save the original file to disk to send to your conveyancer or insurer.

EPC stored as PDF

When Stead detects your EPC, it generates a real PDF of the official certificate via a Puppeteer service and files it in your vault.

Energy & utilities

The bills, but with context.

Log your gas, electricity, water, and broadband bills as they come in. Stead shows month on month spend, six month bar chart, and the EPC band sitting right next to it so you can see the relationship between fabric and cost.

  • Overview tab: monthly spend, comparison, six month bar chart
  • Bills tab: log by type, amount, date, with notes
  • Providers tab: store supplier, tariff, monthly cost
  • Save tab: tailored insights based on your actual EPC fabric
  • Smart meter integration coming via Octopus and n3rgy
Smart home

Home automations from a single prompt.

Eight main providers as a tappable grid, thirty more in the searchable picker. Hive, Philips Hue, Alexa, Google Home, SmartThings, Tado, Nest, the lot. Build automations in plain language, get a clean confirmation back. No looking up syntax in a forum at midnight.

  • 38+ smart home providers covered
  • Five quick automation prompts plus free text input
  • OAuth for direct push to platforms (in roadmap)

Emergency

The right number, not the closest one.

Six emergency scenarios with the correct UK numbers preloaded. No US 911 fallbacks, no "search the web" prompts. Plus a contacts section for your gas engineer, electrician, plumber, and the friend with the spare key, with auto fill suggestions from your utility providers.

Six scenario guides

Gas leak, power cut, water leak, fire, electrical fault, lockout. Steps to take and the right number to call.

Contacts manager

Add, edit, delete, tap to call. Auto fill suggestions appear from your utility providers if you've added them.

UK numbers right out of the box

Gas Emergency 0800 111 999. Power Cut 105. Emergency Services 999. Pre populated, can't be deleted by accident.

Diagnostics chat screenshot
Smart diagnostics

A second opinion that knows your house.

Describe a problem in plain language and get a step by step walk through. Stead passes your property profile in the background, so the answer accounts for your boiler type, your wall construction, your heating system, your mode (renter or owner), and what you've already logged. Multi turn chat, so follow ups continue the same conversation.

  • Property aware troubleshooting, not generic web answers
  • Multi turn conversations with full history
  • Renter mode flags landlord responsibilities for you
  • Quick prompts for common scenarios
  • Diagnostic history saved, deletable per entry
Legal & compliance

Different mode, different content.

Stead doesn't show landlords what renters need and vice versa. Each mode gets the right starting set of legal context for England and Wales.

Renter mode

Renter Rights

Ten core UK tenant rights summarised plainly. The right to a written tenancy, deposit protection, repairs, quiet enjoyment, the right not to be evicted without notice. Each links out to Shelter and Citizens Advice for depth when you need it.

Landlord mode

Landlord Obligations

Ten legal duties with frequency badges. Gas safety annually, electrical safety check every five years, energy rating every ten, smoke alarms tested at start of tenancy, deposit protection within 30 days. Sorted by what you need to do and when.

Moving home

The whole move, including the bits people forget.

41 item checklist split into seven categories with a progress bar so you can see how far through you are. Postcode based area research that pulls real data on the neighbourhood you're considering. A library of 27 viewing questions you can take to the next property, plus optional area tailored questions that incorporate flood risk, conservation status, leasehold prevalence, and other things specific to that postcode.

  • 41 checklist items across packing, utilities, post, finance, admin
  • Area research with live data via web search
  • 27 general viewing questions in five categories
  • Area tailored questions specific to the postcode you're looking at

Under the hood

Real data, no smoke and mirrors.

Stead is built on real UK data sources. Nothing is faked, padded with placeholder content, or scraped without consent.

Live energy ratings

Looked up directly from the gov.uk register. The full 90+ point certificate is kept, not just the headline rating. The lookup itself runs on free public data so it doesn't eat into your smart feature allowance.

Address lookup

Postcode and address search powered by Postcodes.io and Ideal Postcodes, with manual entry as a backup if the lookup runs short.

Real PDF certificates

A small dedicated service renders the gov.uk certificate page and saves the actual PDF to your private vault. Filename includes your property name.

Encrypted storage

Stored on European servers with strict per account access controls so your data is only ever your data. Documents are private by default and reachable only with a short lived signed link.

Steady, capped, smart features

The smart features are powered by an AI model running behind Stead. Capped at 20 questions per person per 24 hours so nobody can rack up costs by accident.

Sign in your way
